                        "data": "chase a plane ticket to attend the upcom- "

                        "data": "ing Dodge Data and Analytics Construction "
                    },

                        "data": "Outlook Conference in Chicago in the next "
                    },
                    {
                        "data": "few weeks. Key topics include modular "
                    },
                    {
                        "data": "construction, as well as global BIM, lean "
                    },

                        "data": "construction and new project delivery mod- "
                    },

                        "data": "els. A couple of weeks later, I’ll head to "
                    },

                    },

                    },

                    },

                        "data": "lives. Some people embrace change, others "
                    },

                        "data": "resist and most go with the flow. I can see "
                    },

                        "data": "“The tipping points that magical moment when an "
                    },
                    {
                        "data": "idea, trend or social behavior crosses a threshold, tips "
                    },
                    {
                        "data": "and spreads like a wild fire.” (Malcolm Gladwell) "
                    },
                    {
                        "data": "The construction industry is notoriously known as "
                    },
                    {
                        "data": "one of the slowest industries to accept change and "
                    },
                    {
                        "data": "evolve with recent technology. Even looking outside of "
                    },
                    {
                        "data": "a monitor screen, the industry is still resistant to assis- "
                    },
                    {
                        "data": "tance from technology in progressing manual labor "
                    },
                    {
                        "data": "which has always been the foundation of building build- "
                    },
                    {
                        "data": "ings. This is about to change. "
                    },
                    {
                        "data": "The construction industry is at a tipping point. What "
                    },
                    {
                        "data": "is this tipping point? What is the revolution that is "
                    },
                    {
                        "data": "about to spread across the built world? "
                    },
                    {
                        "data": "Off-site construction. The process of planning, design- "
                    },
                    {
                        "data": "ing and fabricating building elements at a site other than "
                    },
                    {
                        "data": "the final location, creating a more rapid and efficient "
                    },
                    {
                        "data": "construction of a permanent structure. "
                    },
                    {
                        "data": "The key is this tipping point is not happening be- "
                    },
                    {
                        "data": "cause the industry has finally accepted progressive "
                    },
                    {
                        "data": "ideas and found a willingness to try the new method- "
                    },
                    {
                        "data": "ologies. This tipping point, or what Gladwell refers to "
                    },
                    {
                        "data": "as that magical moment, will be forced out of an act of "
                    },
                    {
                        "data": "urgency and survival by three main factors: "
                    },
                    {
                        "data": "• Labor force "
                    },
                    {
                        "data": "• Rising construction costs "
                    },
                    {
                        "data": "• Global warming "
                    },
                    {
                        "data": "Labor force "
                    },
                    {
                        "data": "The current labor pools have almost dried up and the "
                    },
                    {
                        "data": "cause is directly correlated to the push for all high "
                    },
                    {
                        "data": "school students to go to college and earn a degree. As "
                    },
                    {
                        "data": "noble as that sounds, the act has been a detriment not "
                    },
                    {
                        "data": "just to the construction and other industries but to the "
                    },
                    {
                        "data": "young adults that were pushed that direction. Numer- "
                    },
                    {
                        "data": "ous studies show the debt that student loans accrue "
                    },
                    {
                        "data": "and the burden these individuals live with. Sometimes "
                    },
                    {
                        "data": "for the rest of their life. "
                    },
                    {
                        "data": "“As many as 40 per cent of borrowers could default "
                    },
                    {

                        "data": "In June of 2019, McKinsey & Company released a re- "
                    },
                    {
                        "data": "port on modular construction, one of the key pieces of "
                    },
                    {
                        "data": "off-site construction methodologies. Within this report "
                    },
                    {
                        "data": "McKinsey compares the current growth of construction "
                    },
                    {
                        "data": "costs, 2.5% growth in 2018 which is twice the rate of "
                    },
                    {
                        "data": "other industries, and the savings that modular construc- "
                    },
                    {
                        "data": "tion provides. "
                    },
                    {
                        "data": "Advantages to modular construction, McKinsey "
                    },
                    {
                        "data": "wrote, are that it can deliver projects 20% to 50% "
                    },
                    {
                        "data": "faster than traditional methods; a potential for costs "
                    },
                    {
                        "data": "savings of up to 20%... “and as ripe market around the "
                    },
                    {
                        "data": "world ready for this kind of disruption.” "
                    },
                    {
                        "data": "In the last two years, material and labor costs have "
                    },
                    {
                        "data": "grown faster than contractors’ bid for work causing "
                    },
                    {
                        "data": "contractors to have thinner profit margin, according to "
                    },
                    {
                        "data": "this publihed report. "
                    },
                    {
                        "data": "The two goliaths, owners and contractors, of the "
                    },
                    {
                        "data": "construction industry are quickly coming to an impasse. "
                    },
                    {
                        "data": "One that can be mitigated with the implementation of "
                    },
                    {
                        "data": "off-site construction. "
                    },
                    {
                        "data": "Global warming "
                    },
                    {
                        "data": "The summer of 2019 has been considered record "
                    },
                    {
                        "data": "setting temperatures across the United States. The Na- "
                    },
                    {
                        "data": "tional Weather Service has even declared the June of "
                    },
                    {
                        "data": "2019 the hottest June ever including 90-degree weather "
                    },
                    {
                        "data": "in Anchorage, AL. These factors bring major risk not to "
                    },
                    {
                        "data": "just costs of construction but also the safety of employ- "
                    },
                    {
                        "data": "ees. See this published report. Contractors, like Choate "
                    },
                    {
                        "data": "Construction, are during concrete pours at 2 a.m. to "
                    },
                    {
                        "data": "avoid the risks involved with the heat at their Nashville "
                    },
                    {
                        "data": "jobsite. Off-site construction "
                    },
                    {
                        "data": "The current economy is forcing the construction in- "
                    },
                    {
                        "data": "dustry to keep up and due to the recent recession, no "
                    },
                    {
                        "data": "one is volunteering to take their foot off the gas. These "
                    },
                    {
                        "data": "three factors combined are forcing the key decision "
                    },
                    {
                        "data": "makers to become opportunistic. "
                    },
                    {
                        "data": "Off-site construction can be compared to how IKEA "
                    },
                    {
                        "data": "manufactures their own furniture. Create a series of "
                    },
                    {
                        "data": "components and provide instructions on how to put "
                    },
                    {
                        "data": "them together. Now apply that concept to a building. "
                    },
                    {
                        "data": "Through construction technology known as BIM (Build- "
                    },
                    {
                        "data": "ing Information Modeling) contractors are virtually build- "
                    },
                    {
                        "data": "ing a construction ready model virtually, then dissecting "
                    },
                    {

                    },
                    {
                        "data": "the labor shortage in the construction industry, showing "
                    },
                    {
                        "data": "that trade schools graduates earn more on average "
                    },
                    {
                        "data": "than their new graduates with a four-year B.A. degree. "
                    },
                    {
                        "data": "Contractors and owners will be forced to get more cre- "
                    },
                    {
                        "data": "ative with projects and procurement methods with the "
                    },
                    {
                        "data": "construction occupation market projected to grow 11 "
                    },
                    {
                        "data": "percent from 2016 to 2026, a gain of 747,600 new jobs, "
                    },
                    {
                        "data": "according to data from the US Bureau of Labor Statis- "
                    },
                    {
                        "data": "tics. it into a series of components that make up the overall "
                    },
                    {
                        "data": "building. The term off-site refers to the process of being able "
                    },
                    {
                        "data": "to manufacture the series of components inside a "
                    },
                    {
                        "data": "warehouse where weather, construction quality and "
                    },
                    {
                        "data": "processes are controlled and streamlined. Two of the "
                    },
                    {
                        "data": "larger pushes within off-site construction are prefabrica- "
                    },
                    {
                        "data": "tion and modular. "
                    },
                    {
                        "data": "Prefabrication refers to the IKEA process. A full run "
                    },
                    {
                        "data": "of piping within the building is virtually built and then "
                    },
                    {
                        "data": "manufactured off-site. The components are labeled "
                    },
                    {
                        "data": "sent to the site with instructions (Component A con- "
                    },
                    {
                        "data": "nects to Component B) and installed. "
                    },
                    {
                        "data": "Modular refers to producing full sections of a build- "
                    },
                    {
                        "data": "ing. Repetitive items found within a building a repeated "
                    },
                    {
                        "data": "built in an assembly line with all trades involved. AC "
                    },
                    {
                        "data": "Marriott is a leader in this process producing the full "
                    },
                    {
                        "data": "hotel room (all the down to installed bedframes and box "
                    },
                    {
                        "data": "springs) inside a warehouse. After being shipped to "
                    },
                    {
                        "data": "site and the units are stacked on top of another creating "
                    },
                    {
                        "data": "the form of the building as well as the units inside. "
                    },
                    {
                        "data": "Both of those examples reduce field labor and con- "
                    },
                    {
                        "data": "struction costs while providing the ability to control "
                    },
                    {
                        "data": "weather and risk. "
                    },
                    {
                        "data": "Back to the tipping point. The industry cannot afford "
                    },
                    {
                        "data": "to be slow to adopt. It can no longer have an unwilling- "
                    },
                    {
                        "data": "ness to change or evolve. "
                    },
                    {
                        "data": "If anything, McKinsey & Company has produced the "
                    },
                    {
                        "data": "ice breaker for the construction industry. The discussion "
                    },
                    {
                        "data": "has become real and reinforced behind the McKinsey & "
                    },
                    {
